In the Eliot neighborhood (across the street from Irvington), 12.5 is a "green" development, an environmentally-friendly design, with 12 3-story condos and a 13th "half size" that is only two stories. The development is on the SW corner of 7th and Knott, far enough from Martin Luther King to be not that noisy but Knott and 7th are still both semi-busy streets. Location is well served by the #6 bus on MLK plus you can walk in about 15 minutes to the (free) MAX to downtown at the 7th Avenue stop.

Extremely good freeway access to I-405 (but far enough away not to hear it), good bus service, etc. in a rapidly improving neighborhood. Close to Emmanuel Hospital (if that matters to you) but also fairly easy walking to the popular Mississippi Avenue area.

Orenco Station is an attempt to make a "town center" in the suburbs. It's really not bad - it has a much nicer feel than your typical suburb, with an older feel and some cool shops and restaurants. It's still tucked into suburbia - but if you must live out this way (ideal for Intel campuses), it's a good compromise. MAX train stop is close by but it's a long ride into downtown Portland from here...
